What happens on the strategy call?

We look at your actual numbers, not a generic intake form. We ask about your income, credit range, down payment, and timeline, then tell you exactly where you stand, what loan types you qualify for, and what your next step should be. You'll leave the call with a real plan, not a vague follow-up.

How long does the call take?

The call is scheduled for 30 minutes. Most conversations wrap up in 20 to 25 minutes. If your situation is more complex or you have a lot of questions, we'll take the time we need. We don't cut calls short to get to the next one.

Do I need to prepare anything before the call?

No documents required. Just have a general sense of your monthly income, your credit range (even a ballpark), any debts you carry, and how much you have saved for a down payment. That's enough to have a productive conversation. We can get into paperwork after you decide you want to move forward.

What if I'm not ready to buy yet?

That's completely fine. A lot of our clients book a call 3 to 12 months before they're ready to buy. We'll tell you what needs to move first, whether that's credit, savings, or paying down debt, so you're not scrambling when you find the right home. There's no pressure to do anything on the call.

Can I apply for a mortgage the same day as the call?

Yes. If the call confirms you're in a good spot and you want to move forward, we can start your application the same day. We'll send you a secure link to upload your documents and get the process rolling. Turnaround depends on how quickly documents come in and your file's complexity, but we move fast.

What loan types do you work with?

We work with FHA, VA, USDA, Conventional, Jumbo, and DSCR loans, powered by PRMG. As a licensed mortgage broker (NMLS #1429533), we also have the ability to place files with other wholesale lenders when a situation calls for it.

Do you work with first-time homebuyers?

Absolutely. First-time buyers make up a large part of the clients we work with. We'll walk you through every step, from what loan type makes sense for your situation to how Florida's down payment assistance programs work and what you'll need at closing. You don't need to know anything going in.

What if I've been denied by another lender?

A denial from one lender doesn't mean you're out of options. As a broker, we have access to a wide network of lenders with different guidelines and appetite for different file types. We've helped clients get approved after being turned down by big banks, credit unions, and online lenders. Book the call and let's look at what happened.

Is there any cost or obligation?

No cost, no obligation. The strategy call is free. We don't charge application fees, and we don't follow up with a sales pitch if you decide not to move forward. If we're a good fit, great. If not, you'll still leave with useful information about your situation.

What happens after the call?

If you want to proceed, we'll send you a secure document request list so we can pull together your full pre-approval.
