Here's the part every Florida veteran should check: if you receive VA disability compensation, you're exempt from the fee entirely. Certain surviving spouses and Purple Heart recipients on active duty are exempt too. A few of them. First, seasoning: the VA wants you to have made a minimum stretch of payments on your current loan before it'll allow a cash-out, so a house you closed on recently may have to wait. Second, the net tangible benefit test. Your lender has to show, in writing, that the refinance helps you in a way the VA recognizes, like a lower rate, a lower payment, a shorter term, or paying off other debt. Third, occupancy. The home has to be your primary residence, and you'll certify that. Fourth, full documentation. Income, assets, credit, and a fresh appraisal all come into play, the same as when you bought.
